Fun weekend project

Some people know I’m a bit nuts and over the weekend for fun I built a few faraday boxes to hopefully keep my electronics safe in case of…  well whatever might happen in our crazy world.

I bought a steel garbage can, picked up some cardboard boxes and lined the interior, nothing conductive is touching the metal so enclosed my stuff should be fairly protected.  After doing the quick insulation, I put a cell phone and radio inside to test and neither could receive any electromagnetic signals so that’s a positive!  In addition to the garbage can, I also did a few extra 50 cal ammo boxes I had laying around. 🙂  Colin wants his creature comforts at the end of the world. 😉

Other then that we didn’t do too much, the weather was nice but we hung around the house mainly.  One of our rental properties was vacated at the end of last year and needed a bit of work done to make it look nice, that was completed late this week and I just listed it for rent.  The previous tenants while leaving a bit of a mess were pretty good and I hope I can find another great tenant to work with.

Let’s talk housing

Housing “affordability” is in the news a lot these days and as someone who’s exacerbating the issue I wanted to give my $0.02 about it.  For me when I look at housing prices, it is only a symptom of a larger problem, the fact that people are not making as much as they use to & our social safety nets have gone to garbage.  The decoupling of wages and productivity started in the mid 70s (thank you Trudeau senior), corporations started to offload the responsibility of retirement onto individuals and the government allowed this all to happen thanks to neoliberalism.  Oh and the government also stopped actively supporting the rental market and downloaded that onto the private marketplace.

That’s why people nearing or who are retired need their houses to be worth a lot, if it falls their retirement will go down the toilet and these people head out to vote disproportionately to their population size so you can bet politicians will do their best to preserve their housing value.

Toronto Community Housing Corporation has a lot of public housing but because it’s not funded properly, their large scale properties have basically become ghettoes. Next there simply isn’t enough capacity to handle rental demand though with the state of their housing, most people would rather avoid that if they can which leads to the private rental market where owners and landlords will look out after their own interests, not the tenants.  Like it or not, that’s the system that we have, governments play with regulations and such, some of that I support, others that I don’t but what I will say is, life for renters would be even more difficult if private landlords pull out as there will be even less supply.

Perhaps some will be able to buy a home but not everyone who wants a house will be able to afford one, I see a lot of posts about how rent is XXX and a mortgage payment is less but there’s more to owning a home than a mortgage payment.  There’s the down and maintenance which often aren’t factored…

I want to be clear, the housing issue started 50 years ago and it’s going to take 50 years of good planning to get out of, there is simply no magic solution.  As someone who plays in the market, my personal opinion is that there’s not enough supply and the supply that’s coming is not the right type of home (too many bachelor & 1 bedroom condos, not enough stuff for people to raise families). Or on the opposite end huge luxury homes so think about this if developers can’t even meet the demand of those with money, why would they bother making anything that’s cheaper?

I laugh at the people who feel houses are too expensive, I have a friend who’s a developer who says it costs ~$250k per floor to build and for detached homes there is $149k in local fees to pay before you can even get a shovel into the ground so that’s $650k right there in costs before we factor in land prices.  Houses will never be $300k again and what’s funny is, those who call for a crash so they can get in don’t realize that if the housing market does crash hard, lol buying a home will be far from their worry, they’ll lose their jobs…

The word “affordability” also means whatever the hell you want it to mean, for someone who’s young and makes decent money, it means lower house prices, for someone who’s in poverty lower rent, etc. Politicians that promise to make things affordable are simply lying to you, there’s absolutely nothing they can do in the short term and anything they do only ever affects the demand side of the equation.  The government created this mess and as always it’s a multifaceted issue that requires we address multiple issues but it’s easier for them to blame “the others”.  Foreign buyers, investors, anyone but them who created this mess in the first place.

LOL this is exactly like a government’s plan on gun control and I’ve ranted about that a lot already. 😉

Listed

Our house still needed some touch ups which were completed Saturday night and the agent listed it Sunday morning.  We had 3 visitors already and will be taking offers next Tuesday so I’m sure there will be a lot of people in and out during the next week or so.  Ugh my house is full of my realtor’s staging crap and my home feels so fake right now but this is what I suppose to make people interested I guess.  We’ve priced it low hoping that we can get a bidding war, unfortunately the market has slowed down substantially in the last month but I still live in a good area next to a lot of amenities so fingers crossed!  There are two other houses North of me which listed for $1.58 & $1.8 million so I’m hoping that makes my home look more attractive lol.

First weekend at the cottage!

We decided to head to the cottage Thursday afternoon to spend a couple of days there and it was absolutely great.  It was nice to have Maggie & Brandon around to help build some furniture but the first evening we just walked around downtown which was pretty much like a ghost town lol.  I guess small towns shut down on holidays so that was definitely an interesting experience.

We ended up eating at Swiss Chalet, it’s close to our cottage and easy which is nice.

Friday we went to the HR Frink Conservation area and it was nice to get out into nature.  A really cool place, I can see us walking around there a lot when the weather is nicer.  There is a nice boardwalk and I’m really excited to see what type of birds I might be able to spot in the future.

Hehe it’s very cute of the locals to put lost items near the entrance, pretty smart if you ask me.  It was pretty cold and windy so we didn’t stay on the boardwalk too much and the grounds were really muddy at certain points so we only walked around for about an hour and a half.  We then went for a drive and woo I found a bunch of Osprey, I love those things!

Mmm what majestic birds, I hope I can catch one diving for fish one day that’d be pretty awesome.

In the afternoon we went home and built the rest of the furniture and lol Brandon absolutely hated it.  At one point he said he realized building furniture is like adult Lego and now he hates Lego haha…  It took a lot of time but was worth it.

We bought a sofa bed which is still yet to be delivered as well as outdoor stuff but we’re getting closer to having it ready for the nicer warmer! 🙂  There’s a licensing fee if we want to run a short term rental in Belleville so I’ll have to take care of that but yeah it’s going to be fun.

Finally this morning I woke up early, around 630 or 7am and saw this which broke my heart.

There was a morning dove mourning the passing of what I guess is its mate and from what I read some of these birds mate for life.  It was by its side till we went out in the morning around 9, it flew away as we exited the house and came back later.  Definitely very sad to see.

We hit a small farmer’s market then went back, lol despite being at the cottage Maggie and Brandon didn’t go to the water till the very end.  As we left I noticed that another morning dove made a nest under the awning at the front of the house which is pretty neat.

We took two cars, Maggie and Brandon went straight home while I took a detour and went for a nice drive.  Got back mid afternoon and we still have some contractors here doing some work, they’ll be here late and all 3 of us are in the small guest room because it’s one of the rooms that’s not all dusty…  can’t wait for the work to be done, we might have missed the peak of the house selling season but I still think we’ll do alright.  Hope to list in May and go from there.

Delivery

Early this morning I drove to Belleville to stay at the cottage as we were getting a large furniture order and it was absolutely beautiful out.  I worked out of the backyard, by mid day it got to a high of 17C, the birds were out chirping and I even saw some bees flying around!

I’m going back again this weekend this time to build the stuff, we still need a few odds and ends but picked up all the big stuff which is nice.  While I was there I had my Canon EOS R5 & the RF 100-500mm lens and I hope to catch something a bit more exciting than common birds, I have seen bald eagles flying around so maybe I’ll get lucky one day. 🙂

Done and done

This morning I went over to the new house for a home inspection and it went really well.  The biggest issue is the fence, it’s leaning in certain areas and the fence door needs to be reset otherwise pretty much everything looks good!  The home inspector showed me all the energy upgrades that the current owner made and man I have a feeling I’d really like these guys, they’ve done everything I dreamed to do except having a whole house battery backup.

Maggie and I are pretty excited about the house but I know Brandon will be devastated. 🙁  We still haven’t told him, I’ll break the news to him tomorrow after he gets back from school.  I bought him a new Gigabyte AORUS 15P gaming laptop today (he needed a new rig anyway) and I’m hoping that it’ll soften the blow.  It’s understandable, he doesn’t want to leave his friends and the familiarity of things here but making the move will put us a few years ahead and Maggie may even retire altogether.

Poor kid he makes friends pretty easily but still he’ll have to start over which does suck very much.

Furniture shopping

Yesterday we went to the Belleville’s JYST store to pic up some furniture, the quality is IKEA’ish so not great but they had a lot of stuff in stock which was the most important factor for us.  Bought two complete bedroom sets, a dining room table, chairs & bench as well as a TV stand.  We didn’t pull the trigger on a sofa yet as we’re debating if we should get a sofa bed so more people can sleep over if necessary but we have some time.  Ugh I hate building stuff and looks like I’ll have a lot to tackle in the near future but that’s ok it’ll be worth it.  Ideally we’d love to get the cottage there ready for say end of April, that’d really be ideal.

For lunch we went to the local Swiss Chalet, Brandon likes it and it’s pretty easy so why not.  On the way back, I detoured around Rice lake to see if the Osprey have returned, they’re not back yet but should be around very soon and I can’t wait!

Today we didn’t do too much other than our usual activities which is fine with me as I love being lazy. 🙂

Cottage almost ready

For Family day Monday we went for a drive to Belleville to take a look at the cottage and it looks pretty darn nice.

Since we plan on tearing down the structure in the future we mainly did cosmetic work to make it look nicer and it’s definitely brighter inside now.  Next weekend we’ll go back to and buy some furniture to furnish the place up, maybe install internet in March and some outdoor stuff then try our hand at Airbnb & enjoy it ourselves.  This is going to be great, I can’t wait…

Oh and I like taking pictures of my car so yeah two shots of the IS. 😉

It’s the damn supply!!!

Whenever I read articles like this it drives me nuts because as someone who invests in real estate locally (and exacerbates the problem but it’s the game we have to play), I can clearly see the reason to the high prices at least locally in Toronto is lack of supply but these idiots want more taxes…

In both markets, single family homes for under $1 million are becoming unheard of, which is why Vancouver based think-tank Generation Squeeze used that figure as a baseline for an eyebrow-raising proposal this week: a new tax on homes worth $1 million and up.

The group is pitching a progressive tax that would kick in on homes valued at more than $1 million, and get progressively larger on homes valued at  $3 million and above. The group proposing it runs out of the University of British Columbia, but received some funding from Canada’s federal housing agency the Canada Mortgage and Housing Corporation.

Though the tax would be calculated annually, it would be deferred until the home is sold, so it would function similar to a land transfer tax that many provinces and municipalities already levy.

Later in the article I’m glad they addressed it the real problem.

Not everyone is convinced the plan would be effective, or even workable, however. Ryerson University professor Murtaza Haider is among those who thinks Canada’s housing market is out of whack and in need of fixing, but he doesn’t think adding new taxes on existing owners is the way to do it.

“It’s one of those measures that we call demand-busting measures,” he said in an interview. He says the most effective way to address the imbalance in the market isn’t to try to suppress demand, but rather by building more housing to satisfy that need without encouraging bidding wars for what little housing is available.

“If we don’t address the real problem, that is construction of new housing, and we continue to build or under build, as we have done so in the last five decades, then the problem will remain,” he said.

Suppressing demand doesn’t work, to address the imbalance you need to greatly increase the supply!!!

Toronto & Vancouver rightly or wrongly are surrounded by green belts, no development zones which means the land to build is limited which in turn means homes are a commodity.  We can argue whether that should be the case or not but the realities on the ground prove it’s true.  Ok if we can’t expand outward then we need further investment upward but not those shoeboxes in the skies, we need actual homes where one could raise a family, 2-3 bedroom units with large living areas and amenities close by.  That’d be a start, frankly without opening up the green belt, I don’t know if we can solve the issue of not having enough single family homes but additional taxes or any other demand suppression ideas really only hurts those who want to live in the homes they buy.

For people like me, it’s a cost of doing business unfortunately and that cost will be passed on.

Mom approves!

So today I took my the family and my mom to see the cottage and they approve!  Haha even Brandon, he hasn’t seen it yet but likes the river and all the potential that it holds.

I keep some paper towel & toilet paper in my car (you never know when you’ll need it!) and decided to leave those at the house.  We’re going back next week to talk to some local contractors to fix it up, I don’t really want to spend that much since I’m not sure how long we’ll keep the house there as I do want to develop the property to sell half at some point but it’s not rentable in airbnb in its current condition.

On a side note I installed some smoke license plate covers I got from Amazon and took them off when I got home, they’re way too dark and liable to get me in trouble.  I know technically any tint is illegal but the cops seem to be ok with lightly tinted covers so I’ll go to Canadian Tire to pick something up.  I like the look of a smoked cover on the IS as it helps keep the car cool. 😉
